A Home Inspection is a professional examination of the structure and its major components and systems. An objective, trained and impartial inspector will make thorough observations, inside and outside, looking for visual indications of things that either are or could become issues. The inspector will look at floors, walls, windows and ceilings, hardware, fixtures, switches and outlets, and appliances. The electrical panel, heating and cooling systems, and plumbing systems will be examined and evaluated. He may walk on the roof, or use binoculars to inspect the roof, chimney, flashings, etc. He will walk the exterior to examine windows, doors, gutters and downspouts, foundation and grading.

Hundreds of items are inspected, evaluated and described on the apparent conditions, as they existed at the time of the inspection. For any significant deficiencies or defects observed, efforts are made to identify cause and provide options and recommendations for problem corrections. Proper diagnostics requires understanding of the many systems in the home and use of test equipment.

A Home Inspection is NOT a warranty, guarantee, appraisal or certification. Inspectors do not have X-ray vision and cannot see inside walls, floors, ceilings or appliances. To avoid potential damage, he does not disassemble things, nor light pilots, open or close valves, or start systems that are turned off. And he does not move furniture or boxes to get to things. If he cannot see it, he cannot observe, evaluate or diagnose.
